Expired Listings
Expired listings, at times, be an awesome source of new listings for a couple of reasons. One, you know the owners want to sell! Second, you have a very powerful and convincing listing presentation. Most likely, they are going to choose someone soon to re-list their home. It may be their current broker, but many times not. They're upset that it didn't sell and many times will blame it on their broker.
When I say “at times” in regards to expired listings being an awesome source of new listings, it’s because it depends on the market. In a fast-paced seller’s market, expired listings are rare. In a slow buyer’s market they are much more common.
